A very busy fertility/pregnancy and general practice in inner Brisbane.

Next to an ABC Learning centre - an untapped source of potential patients
Easy access from the Gateway Bridge for North and South access.
 
The two treatment rooms are pleasant and a decent room size.
Air conditioning in treatment rooms and main waiting area
Third room that could be easily converted into another clinic /therapy space.
 
This is set up as a home based business. You do not need to live onsite if you have Brisbane accommodation. It would be possible initially to live here (if you are alone- if you have no children) and then move the clinic later if you wanted to. I have been coming in to work and going home to NZ every so often . . . hence I also have the elderly, reliable 1994 Toyota Corolla included in this package if you require Brisbane transport.
 
Set in a classic renovated Queenslander, the entrance has many steps leading into the building - although there is a ramp to the back entrance, and then a few steps up to the deck for those whose structural issues may be challenged.
 
The clinic area occupies the front half of a house with personal living space behind there is a very clear delineation with the private zone being very separate from the professional one.
 
The lease can be extended to as long as you like - it is a home based business, so it is a residential lease, renewable yearly. The owner had it vacant for four months prior to me moving in and is very keen to have the house looked after and paid for. He has a business of rental properties and his elderly mother lives next door - so he is unlikely to sell.
 

POSSIBILITIES - endless 

For someone living outside Brisbane, either from another major city, or on the city outskirts wanting to expand into a dedicated urban lucrative practice - this is ideal. The late nights can be easily remedied by just possibly staying a few nights weekly.
 
It would be possible to share this sale with another focused and committed acupuncturist/ naturopath to service the expectations of the current extensive and dedicated patient base. It would also be very easy to translate this upmarket venue in to a cosmetic or other speciality flavour.
 
If you are based elsewhere and intending to work part of a week - it is easy enough to work in this venue and be half the week elsewhere. From this angle, you could easily rent the rooms out to other professionals - and there is scope for having a receptionist - I personally am presently running the whole show.
 
This opens the sale up to someone who wishes to be in partnership - as stated below, or for someone who wants to get their teeth into solid work and really make a success financially - as I have . . . .
 

Flavour of the business

Around 70 -80 patients on average weekly at present are being seen. I work all day Saturday AND early mornings AND late evenings – so it may be easier for this to be sold to TWO people to run it together, as this is a very heavy workload. (I currently rely on my web presence - there is great scope for growth).
 
At least one third of the patient base are either trying to get pregnant and then maybe another third are being taken through their pregnancy – or its after-math . . 
The rest of the patients have either been with me for years or are referred by friends. The location lends itself to walking trade as it is a major feeder community path from the well heeled residents into the city.
 
Massage and smokeless moxa used as part of the treatment inside and real moxa is often used to augment the work outside on the very pleasant private back deck. 
 

What is included in the sale? 

1) Great quality fittings and furnishings.
The walk in /walk out price would not include the stunning Persian carpet or one couch in the residential area - although everything could be negotiable. There is also an elderly, reliable Toyota to get about with, if you are coming from interstate and need to just be here, as I have been to make money and go off home regularly.
 
2) Stock
I use powdered Chinese herbs (Panaxea) and naturopathic supplements and the stock left can be negotiated - as little or all if you wish.
 
3) Handover assistance - as little or as much as you want.
This means if you have the funds and the time, regardless of your experience I can either be a total mentor and stay till you get your feet or can just walk out and get on with my life.
 

Why am I selling such a lucrative business?

I have been a sole trader, am working fully SIX days a week and wish to get out to follow the career change I am planning, health and family needs.
 
My teaching passion is suffering from being too busy with patients - too many books and seminars are not getting written, and they are my passion - not treating MORE patients after 30 years I am changing focus altogether.
I also have a teenage son and a husband who are living without me and it is well past time I went back home to NZ, where I have a practice, a life and my heart.
The patients have to go somewhere when I leave. 
When I walked out (burnout) five years ago, I left the patient cards with another practitioner - who although was not involved in speciality acupuncture, did extremely well as most kept coming - so patient attachment was not an issue as much as all needing to remain regaining their health.

What are you buying?

The opportunity to prosper in my wake. This is an instant ongoing business. It has taken two years to set it up so it works well - and it is all just sailing on from here. 
I am happy to sign whatever exclusion clause you feel you need - although it may be useful to the incoming practitioner to have some contact with me and some educational input as all are NOT being treated as per published protocol but with individualised personalised care. 
I am very happy to just walk out and be gone forever from Brisbane and Australia as my NZ home is calling out very loudly.
 

Price?

How to set a price on a business the accountant’s figures say is ‘worth’ $170,000 (last years’ figures – will be a lot more this year - accountant is still working on these - and you are very welcome to peruse all If you are interested.)
 
I charge $80 per visit - and almost all pay the full price.

I turnover in excess of $350,000 as a sole trader. There are no staff currently.
 

The person to buy this

Ideally would be internet savvy as much business is finding its way to me via this route over conventional (e.g. Yellow Pages) listings. Whilst this is currently a fertility/obstetric practice anyone who is proficient at running a clinic would have no trouble in converting this to whatever flavour they preferred (cosmetic or other up-market focus – it is in a well-off area).
Lease requires that someone lives-in at least a couple of days per week. Anyone who has run a clinic well would be able to grow this to their own also immediately.
 

What I would offer

To assist transition, I can be as present or absent as you like, although my preference is to just leave and get on with my life elsewhere.
I would prefer that the patients were well supported in this transition and hence could offer a gradual changeover as long as I could be gone by the end of the current lease, as the new school term means relocation within NZ.
Patients will be still needing treatment - as all have deadlines - their current cycle, miscarriage prevention, pregnancy wellness work and all post pregnancy issues all have time lines. This is presently a niche clinic and at the handover I would wish to have everyone (especially the patients and the buyer) winning.
Often up to six patients become pregnant in any particular month - all are committed to continual wellness care and all still have ongoing issues that acupuncture is great at resolving. All refer on when success happens - and most come after checking put the website after someone has suggested coming in.
I could also just walk out and have you start as soon as you like - I have no staff- hence it may need structuring differently for most practitioners - but there is plenty of room for a receptionist should you wish this.
